Building Indonesia’s Innovative Urban Habitats

Indonesia's premier townships and housing developments, as highlighted in the 9th PropertyGuru Indonesia Property Award, reflect a forward-thinking approach to urban development.

In recent times, we’ve witnessed a seismic shift in property development across the world. Nowhere is this transformation more evident than in Indonesia, where the urban landscape is increasingly reflecting a marriage of design ingenuity and environmental harmony. Winning projects at the 9th PropertyGuru Indonesia Property Awards have showcased these trends, and they serve as outstanding blueprints for future endeavors.

By integrating eco-friendly design, cutting-edge technology, and Indonesian culture, these townships and housing projects pave the way for improved urban habitats.

At the heart of this renaissance lies Greater Jakarta’s BSD City by Sinar Mas Land, which was recognized as the Best Mega Township Development. Pioneering an integrative approach to urban living, BSD City fosters a vibrant ecosystem where residents experience the fusion of work, play, education, and relaxation. Open floor plans, an abundance of natural light, green spaces, and sustainable materials characterize homes in the township. Connectivity is paramount here, with well-developed road networks, public transportation options, and pedestrian-friendly zones ensuring residents can navigate with ease. A special recognition was also given to Sinar Mas for their environmental, social & corporate governance (ESG) endeavors.

According to the judges, “Technology, Nature, and connectivity are forces that propel Sinar Mas Land into creating developments designed to benefit the environment and communities. Crafting state-of-the-art projects with integrated environmental and climate concerns is intrinsic to that process. Bettering socio-cultural experiences clarifies sustainability with commitments to education and training value beyond the workforce.”

Layton at NavaPark, a joint-venture of PT. Bumi Parama Wisesa and Hongkong Land with Sinar Mas Land was acclaimed the Best Luxury Housing Development (Greater Jakarta) and the Best Housing Development (Indonesia). Its modern architecture and tropical elegance places emphasis on visual and spatial connectivity.

Making a splash, Agung Sedayu Group & Salim Group take the stage with their waterfront marvels. Golf Island and Riverwalk Island PIK, positioned in the strategic Pantai Indah Kapuk area, balances natural beauty with urban sophistication, clinching the Best Waterfront Township Development (Jakarta). These islands aren’t just residential hubs but buzzing commercial areas, enriched with nature’s magnificence, and boasting rapid access to Jakarta’s main arteries and transport systems.

On the other hand, Ginza Beachwalk PIK2, situated on the white sand beach of Sedayu Indo City, has secured the title for Best Waterfront Mixed Use Development. More than just a residential enclave, it provides commercial, leisure, and lifestyle spots, all offering panoramic beach views.

Complementing these developments is Clarity House by Easton Urban Kapital, the winner of Best Townhouse Development (Greater Jakarta). It elevates the townhouse experience by seamlessly integrating indoor and outdoor spaces.

Another standout property, which garnered the Best Housing Development (Greater Indonesia) title, is Patra Residence Palagan by Patra Jasa, exemplifying the importance of heritage in design through the embodiment of Javanese philosophy. Drawing inspiration from local values, it offers a residential experience deeply rooted in tradition.

Greenovation

These three projects have notably excelled in integrating environmental responsibility into their designs. The winner of Best Green Township Development, Kota Baru Parahyangan by PT. Bela Parahiyangan Investindo synergizes cultural roots and eco-conscious designs. It showcases the brilliance of marrying heritage with modern ecological imperatives.

Rainbow Springs Condovillas by Summarecon Serpong, which won Best Eco-Friendly Condo Development, emerges as an ode to biophilic architecture. A confluence of space and greenery, it underscores the significance of adopting nature-based systems for modern living. Similarly, Best Eco-Friendly Housing Development awardee, The Sanctuary Collection, a masterpiece of Perennial Holdings Pte. Ltd, PT. Cipta Harmoni Lestari, CNQC Realty (South Pacific), harmoniously combines luxury with nature. It emphasizes natural light, cross ventilation, and innovative designs like the column-less canopy and spacious interiors. Such groundbreaking developments reflect Indonesia’s strong trajectory towards sustainable and eco-conscious urban planning.

“The Sanctuary Collection by Perennial Holdings, Cipta Harmoni Lestari, and CNQC Realty (South Pacific) is a South Sentul mountain retreat. With a water treatment plant and garden by a creek, wellbeing is elevated with fresh air. Clean and green principles ensure a healthier environment within a luxurious residential environment,” said the judges.
